For Landlords

Independent evidence that holds up.

The only report the deposit scheme treats as impartial.

An in-house clerk has a conflict. Zonghae does not. Independent reports. Meticulous. Delivered without delay.

The problem

The conflict you didn’t know you had.

You hand the property to an agent. They use their in-house clerk. The report looks adequate, until a dispute arises and you realise the clerk works for the firm that collected the rent.

TDS, DPS, and MyDeposits adjudicators have seen thousands of in-house reports. They treat them with scepticism. Only an independent report is treated as impartial.

A disputed deposit costs more than a correct inventory. A failed adjudication costs more than either.

What it costs you

The true cost of a weak inventory.

A failed adjudication means the full deposit returns to the tenant, including the part that covered real damage. For Birmingham rentals that’s typically £500–£3,000. The Zonghae inventory costs a fraction of that.

Beyond the deposit: a weak check-in means a weak check-out, a disputed tenancy end, and a difficult conversation that delays your next tenant. Time on market is money. So is a solicitor’s letter.

The easiest way to avoid all of this is a correct, independent, meticulous inventory from day one.

The solution

Independent. Standard. Delivered.

Zonghae is a family-run inventory practice in Birmingham. No agency relationships, no referral commissions, no interest in tenancy outcomes. We document the property the way an adjudicator wants it documented and deliver the report without delay.

Built for adjudication: bookmarked by room, full-colour photography under even daylight, descriptors that survive a dispute, meter readings, and a clean audit trail.

Questions

Questions from landlords.

Do I need an inventory if my agent already does one?
An in-house clerk carries an inherent conflict. Only independent reports are treated as fully impartial by TDS, DPS, and MyDeposits adjudicators. Commissioning independently is often worth it.

How quickly can you attend?
Next working day is standard in and around Birmingham, with coverage across the wider Midlands. Slot and clerk confirmed with every booking.

What if there's already a dispute in progress?
If the tenancy has ended and a dispute is open, we can still produce a retrospective check-out from the access date, but its value is limited without an original check-in. Contact us to discuss.

Can I book the whole tenancy in one go?
Yes. The full-tenancy bundle covers inventory, mid-term, and check-out, scheduled at the outset. One booking, one clerk, consistent documentation across the tenancy.

How much does it cost?
Pricing depends on size and service. Make a booking or contact us and we’ll confirm the price.
