What it is

The comparison that counts.

The check-out and dilapidations report is produced at tenancy end. It compares condition at vacancy to condition at the start, using the original inventory as reference.

Every room is assessed against the same photography standard used at check-in. Fair wear and tear (natural degradation from ordinary use) is identified and excluded. Genuine damage is described, photographed, and recorded in the language adjudicators expect.

Why it matters

The adjudicator’s standard.

A deposit deduction is only as defensible as the documentation behind it. Schemes require dated, photographic evidence of condition at both check-in and check-out. Without both, the default favours the tenant.

An independent check-out, produced by a named clerk with no agency interest, carries more weight than an agent’s internal document. Adjudicators note independence. They have to.

What if I don't have an inventory from the start of the tenancy?
A check-out without a check-in has limited legal value: nothing to compare against. We’ll note this clearly and advise on your options before you dispute.

How are deposit deductions decided?
We document, we don’t decide. The report describes condition, photographs damage, and separates fair wear-and-tear from real dilapidations. Landlord, agent, and adjudicator use it to determine what deductions are justified.

What if the tenant disputes the report?
We provide the full evidence pack (original report, photo set, comments log, signed acknowledgement) formatted to all three UK deposit schemes.
