The comparison that counts.
The check-out and dilapidations report is produced at tenancy end. It compares condition at vacancy to condition at the start, using the original inventory as reference.
Every room is assessed against the same photography standard used at check-in. Fair wear and tear (natural degradation from ordinary use) is identified and excluded. Genuine damage is described, photographed, and recorded in the language adjudicators expect.
Report delivered promptly. On dispute, the complete evidence pack at no extra cost.
Why it matters
The adjudicator’s standard.
A deposit deduction is only as defensible as the documentation behind it. Schemes require dated, photographic evidence of condition at both check-in and check-out. Without both, the default favours the tenant.
An independent check-out, produced by a named clerk with no agency interest, carries more weight than an agent’s internal document. Adjudicators note independence. They have to.
TDS, DPS, and MyDeposits each have slightly different evidence requirements. Our packs are formatted to all three; whichever scheme holds the deposit, you’re covered.
