A full schedule of condition.

The inventory and check-in is the legal record of a property’s condition at the start of a tenancy. Without one, deposit deductions are nearly impossible to defend, and the schemes know it.

Zonghae reports are built for adjudication. Every room is photographed under even daylight, every fixture and fitting described in descriptors that survive a dispute. The whole document is bookmarked, signed, and time-stamped.

Why it matters

The document adjudicators actually use.

TDS, DPS, and MyDeposits all require photographic and written evidence of condition at the start of the tenancy to contest a dispute. Without an independent inventory, the decision defaults to the tenant.

An independent report carries more weight than one from an agent acting for the landlord. Adjudicators treat independent clerks as neutral third parties; that’s what Zonghae is.

Common questions.

When should an inventory be done?
Before move-in, ideally the day before so there's no time pressure. The clerk must attend before keys change hands.

Does the tenant need to be present?
Not at the inventory stage. Most landlords and agents prefer an empty property. The tenant can add comments on receipt of the report.

How is this different from an agent's in-house inventory?
An in-house clerk carries an inherent conflict at dispute. An independent Zonghae report carries no agency interest and is treated as fully impartial by TDS, DPS, and MyDeposits.
