What it is

A lighter visit. A sharper lens.

Not a full inventory: a focused condition check designed to surface issues that can be resolved during the tenancy rather than contested at check-out.

The clerk attends with the original inventory. Areas of concern are photographed and noted. The report is concise and actionable, written for the landlord or agent (though it can form part of an evidence pack if needed).

Issues flagged at mid-term (damp behind furniture, a leaking tap, an unauthorised occupant) are far easier and cheaper to address at month six than month twelve. That’s the point of the inspection.

Why it matters

Prevention costs less than adjudication.

Most end-of-tenancy disputes involve issues that existed months earlier. A mid-term creates a dated, photographic record of the property’s condition mid-tenancy: a maintenance prompt and legal documentation in one.

If the tenant claims the damp was there at move-in, a mid-term report from month six tells a different story. That dated photograph is worth more than any verbal account.

For agents, mid-term inspections are also a service differentiator: a way to demonstrate proactive management to landlord clients.

Common questions.

When should a mid-term inspection happen?
Typically at six months on a twelve-month AST, or at annual renewal for longer tenancies. Some landlords schedule them quarterly for higher-value properties.

Does the tenant need to give access?
Yes. Minimum 24 hours' written notice is required by law. We can attend with an agent's keyholding service if the tenant is unavailable.

Can I use this report to issue a Section 8 notice?
A mid-term inspection report is supporting evidence: it documents condition, not breach. Consult your solicitor or agent on the correct notice procedure. We can provide the full evidence pack if required.
